Front steps & stoop repair in Philadelphia

Philadelphia rowhomes often have their front steps right on the sidewalk. When treads crack, loosen or crumble, here is how to tell a patch job from a rebuild, and what each tends to cost.

Philadelphia front steps

In most rowhouse blocks the house sits right at the sidewalk, and a short run of steps leads up to the front door. The City’s Philadelphia Rowhouse Manual covers the rowhouse types common across the city. Many steps are concrete, and some older blocks still have stone. Steps take freeze-thaw cycles, de-icing salt and constant foot traffic, so treads and nosings are usually the first to go.

Patch, resurface or rebuild?

  • Patching fits chipped nosings and surface cracks when the step underneath is solid. HomeGuide puts concrete step repair at $300–$800 on average.
  • Resurfacing fits wide areas of flaking or shallow cracking. HomeGuide lists $3–$7 per square foot.
  • Rebuilding fits steps that rock, have settled away from the house, or show rusted reinforcement. HomeGuide lists poured concrete steps at $200–$500 per step, and removing old concrete at $3–$8 per square foot.

These HomeGuide figures are national averages, not Philadelphia-specific. Use them to sanity-check a quote, not as a price.

Steps and the sidewalk together

When the sidewalk in front of the steps is also broken, doing both at once usually saves a second mobilization. Sidewalk work in the right-of-way needs a Curb and Footway Permit pulled by a licensed curb setter. Who can do the work. If your steps are marble or other stone, ask for someone with stone experience rather than a concrete patch.

Paying for it

The City’s Restore, Repair, Renew loan program lists “outside stair repair” as an eligible repair, along with sidewalk and driveway work. Program details.

Railings

If you are rebuilding, ask about a handrail. HomeGuide lists stair railings at $20–$250 per linear foot depending on material.
